Leaseo Terms of Service

Leaseo — a product of Vertical AI Inc. (U.S.)

Last updated: November 2026

These Terms of Service (“Terms”) govern your use of Leaseo, including the Leaseo mobile app, the website at leaseo.ai, and related services (together, “Leaseo”), provided by Vertical AI Inc. (“Vertical Inc.,” “we,” “us,” or “our”). By creating an account or using Leaseo, you agree to these Terms and the Leaseo Privacy Policy. If you do not agree, do not use Leaseo.

1. Who can use Leaseo

  • You must be at least 18 years old and able to form a binding contract.
  • “Landlords” are property owners or managers who use Leaseo for their rentals. “Tenants” are people a Landlord invites to Leaseo. If you use Leaseo for a company, you confirm you can bind that company.
  • Keep your account information accurate and your log-in details secure. You are responsible for activity under your account. If you think your account has been compromised, contact support@verticalinc.ai promptly.

2. What Leaseo does — and does not do

  • Leaseo answers questions, triages maintenance requests, routes them to vendors, tracks rent and payments, translates conversations, keeps a record of the tenancy, and supports messaging and calls.
  • Leaseo is not a law firm or a licensed property manager and does not give legal, financial, or professional advice. Information about leases and local law is general and may be incomplete or out of date. Check important matters with a qualified professional.
  • Leaseo tracks rent; it does not collect, process, move, or hold rent payments. It is not a bank, payment processor, or escrow service, and rent is paid between Tenants and Landlords outside Leaseo.
  • Leaseo is not an emergency service. In an emergency — fire, gas leak, flooding, a threat to safety — call 911 or the relevant emergency service first.

3. Landlords’ responsibilities

  • You remain responsible for your properties and tenancies, and for complying with landlord-tenant, housing, habitability, safety, privacy, and consumer laws that apply to you.
  • Fair housing. You must comply with the federal Fair Housing Act and state and local fair housing laws. You may not use Leaseo to discriminate against anyone on the basis of a protected characteristic.
  • Leaseo does not perform tenant screening, credit checks, or background checks, and you may not use it as a consumer report or for decisions governed by the Fair Credit Reporting Act.
  • You confirm you have the right to give us the information you add about Tenants and properties and to invite Tenants to Leaseo, and that you will give Tenants any notices the law requires.
  • You are responsible for choosing vendors and for the work they do. Vendors are not our employees or agents.
  • Review AI responses and approve the decisions that matter. You are responsible for decisions you make or approve.

4. Tenants

  • Your tenancy is between you and your Landlord. We are not a party to your lease, and Leaseo does not change your rights or obligations under it or under the law.
  • Information you share in Leaseo — messages, photos, call recordings, and requests — is shared with your Landlord and others managing your property, as described in the Privacy Policy.

5. Calls, recordings, and records

  • Voice and video calls in Leaseo may be recorded and transcribed. Leaseo indicates when a call is being recorded. By staying on a recorded call you consent to the recording. Some states require the consent of everyone on a call; you agree not to use Leaseo to record anyone without the consent the law requires.
  • Leaseo’s timestamped records are provided for convenience. We do not guarantee that they will be accepted as evidence or are complete.

6. Your content

  • You own the content you add to Leaseo (“User Content”). You give Vertical Inc. a worldwide, non-exclusive, royalty-free license to host, store, process, transmit, translate, and display it as needed to provide, secure, and improve Leaseo and to comply with law.
  • You confirm you have the rights and consents needed to share your User Content, including photos and recordings of other people.
  • You may not use Leaseo to share unlawful, harassing, threatening, discriminatory, or deceptive content, or to harass Tenants, Landlords, or vendors.

7. AI features

  • Leaseo uses generative AI, including Google’s Gemini models. AI responses, translations, and summaries can be incomplete or wrong. Verify important information before relying on it.
  • Some messages you receive in Leaseo, including replies to Tenants, are written by AI on the Landlord’s behalf.

8. Google Home and other integrations

If you use Leaseo through Google Home or connect other third-party services or smart-home devices, your use of those services is governed by their own terms and privacy policies. We are not responsible for third-party services, and their availability may change.

9. Subscriptions

  • Some features require a paid subscription, purchased through Apple’s App Store or, where offered, directly from us through our payment processor, Stripe. Prices and plan details are shown before you buy, and payments through Stripe are also subject to Stripe’s terms.
  • Auto-renewal. Subscriptions renew automatically at the end of each period at the then-current price unless you cancel before renewal — for App Store subscriptions, at least 24 hours before the period ends. App Store payments are charged to your Apple ID account; Stripe payments to the payment method you provided.
  • How to cancel. App Store subscriptions: iPhone Settings → [your name] → Subscriptions. Subscriptions bought directly from us: in your Leaseo account settings, or by emailing support@verticalinc.ai. Cancelling online is at least as easy as signing up. You keep access until the end of the paid period.
  • Refunds for App Store purchases are handled by Apple under its policies. For purchases made directly from us, contact support@verticalinc.ai if you believe you were billed in error.
  • We will give you notice before a price change applies to your subscription, as required by law and Apple’s rules.

10. Apple App Store terms

If you downloaded Leaseo from Apple’s App Store:

  • These Terms are between you and Vertical Inc., not Apple. Apple is not responsible for Leaseo or its content.
  • Your license to use the app is limited to Apple-branded devices you own or control, as permitted by the App Store usage rules.
  • Apple has no obligation to provide maintenance or support for Leaseo.
  • If Leaseo fails to conform to any applicable warranty, you may notify Apple and Apple will refund the purchase price (if any); to the maximum extent permitted by law, Apple has no other warranty obligation.
  • Apple is not responsible for addressing any claims relating to Leaseo, including product liability, legal or regulatory compliance, or consumer protection claims.
  • Apple is not responsible for investigating or defending any claim that Leaseo infringes a third party’s intellectual property rights.
  • You confirm you are not located in a country subject to a U.S. government embargo and are not on any U.S. government list of prohibited or restricted parties.
  • Apple and its subsidiaries are third-party beneficiaries of these Terms and may enforce them against you.

11. Acceptable use and our rights

  • Do not reverse engineer, copy, resell, or interfere with Leaseo, use it to build a competing product, or access it by automated means other than the interfaces we provide.
  • Leaseo, including its software, design, and trademarks, belongs to Vertical Inc. or its licensors. We grant you a limited, non-exclusive, non-transferable, revocable license to use it under these Terms.
  • If you send us feedback, we may use it without obligation to you.
  • We may suspend or end access for violations of these Terms or to protect others. You may stop using Leaseo and delete your account at any time.

12. Disclaimer of warranties

Leaseo is provided “as is” and “as available.” To the maximum extent permitted by law, Vertical Inc. disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, title, and non-infringement, and does not warrant that Leaseo will be uninterrupted, secure, or error-free, or that AI responses or legal information will be accurate.

13. Limitation of liability

To the maximum extent permitted by law, Vertical Inc. (and its officers, directors, employees, agents, and affiliates) will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, revenue, rent, or data, or for property damage or the acts of tenants, landlords, or vendors, arising out of or related to Leaseo. Our total liability for all claims in any 12-month period will not exceed the amount you paid us for Leaseo in that period (or US$100 if you paid nothing).

Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.

14. Indemnification

You agree to defend, indemnify, and hold harmless Vertical Inc. and its affiliates from claims, losses, and expenses (including reasonable attorneys’ fees) arising from your use of Leaseo, your User Content, your properties or tenancies, or your violation of these Terms or of any law or third-party right.

15. Disputes, arbitration, and class action waiver

PLEASE READ THIS SECTION CAREFULLY. IT AFFECTS YOUR RIGHTS.

  • Before starting arbitration, you and Vertical Inc. agree to try to resolve a dispute informally for at least 30 days after written notice (to us at support@verticalinc.ai).
  • Except for individual small-claims cases and claims for injunctive relief about intellectual property or unauthorized access, disputes will be resolved by binding individual arbitration under the Federal Arbitration Act, administered by a reputable arbitration provider. The arbitrator may award the same relief as a court.
  • CLASS ACTION WAIVER: Claims may be brought only individually, not as a plaintiff or class member in any class, collective, or representative proceeding.
  • OPT-OUT: You may opt out of arbitration within 30 days of first accepting these Terms by emailing support@verticalinc.ai with your name, account email, and a clear statement that you opt out.

16. Governing law

Except where federal law applies, these Terms are governed by the laws of the State of Wyoming, without regard to conflict-of-law rules. Any court proceeding permitted under these Terms will be in the state or federal courts located in Wyoming.

17. Notice to California users

Under California Civil Code Section 1789.3, you may contact the Complaint Assistance Unit of the Division of Consumer Services of the California Department of Consumer Affairs in writing at 1625 North Market Blvd., Suite N 112, Sacramento, CA 95834, or by telephone at (800) 952-5210.

18. Changes and general terms

  • We may update these Terms. We will post the new version here, update the date, and give additional notice in the app or by email for material changes. Continued use after the effective date means you accept them.
  • If a provision is unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our consent; we may assign them in a merger, acquisition, or sale of assets. You consent to receive communications electronically.
  • These Terms and the Leaseo Privacy Policy are the entire agreement between you and us about Leaseo.
